Here’s a list of the 7 condos, townhomes, and patio homes that sold in the Prescott Arizona area in the last 30 days as of 1-26-09.   The average sales price was $143,986 and the median price is $145,000.  The average price per square foot was $126 and the median price per square foot was $120.  The average Cummulative Days on Market (CDOM) was 110 days and the median CDOM was 111 days. 

With 148 condos, townhomes, and patio homes on the market in the Prescott area right now, it means that there is a over a year of inventory on the market.   And with sellers wanting an average of $170 per square foot, there will continue to be downward pressure on pricing when buyers are paying $126 per foot on average.
